The New KAIA Project Team
The Master Planner
The Master Plan was developed in 2005 - 2007 by Netherlands Airports Consultants B.V. (NACO) and was subsequently adapted in line with the design process.

During such a period of intense change, details of the Master Plan continue to be adjusted, without affecting the overall strategy and this will continue throughout the Phase 1 period. 


The Construction Manager
Dar Al-Handasah ( Shair and Partners ) are part of the Dar Group, a global network of consulting firms, providing services in Architecture, Engineering, Planning, Environment, Economics and Project Management, with extensive experience in airports and very large projects, across the Middle East and elsewhere.

As Construction Manager, Dar are responsible for :
  • Overall planning and control of design, construction, schedule and budget
  • Design review of all works
  • Supervision of all construction
  • Operational Readiness and Transfer

The Designer

ADPi ( Aeroports de Paris Ingenerie ) are a leading Architecture and Engineering design firm, specialized in airports design, Part of the ADP Group.

ADPi were responsible for development of the new KAIA project design from concept to an advanced design stage, appropriate for the Main Contractor to develop into detailed design and execution.



Areen has over 25 years’ experience transforming client’s aspirations into beautiful interiors, taking care of every detail that is required.

As interior designers, they add commercial acumen to creativity. As suppliers, they bring a design focus to procurement. Their unique knowledge enables them to protect the integrity of a project, while meeting the realities of deadlines and budgets.

Based in the UK, with a team that can speak over 50 languages, they are perfectly placed to deliver projects around the world. Areen’s remit for KAIA Airport incorporates the interior design and procurement management of the whole project’s interior finishes including ceilings, claddings and signage through to furniture in all areas.

The Contractors
Saudi Binladin Group ( SBG ) are the largest construction organization in Saudi Arabia, with a 60-year heritage of major projects throughout the Kingdom and an increasing international involvement, including several airport terminals and support infrastructure.

At KAIA, SBG are responsible for:

  • The two main Phase 1 contracts, covering the Passenger Terminal Complex and all supporting buildings, civil works and infrastructure.
  • GA Terminal and Apron, SERB Building and CMC.

Almabani General Contractors Co.( AGC ) are a major construction firm in Saudi Arabia, with strength in Civil Engineering, including extensive airport projects covering terminals, aprons and airfield works.

At KAIA, AGC are responsible for the Airfield Facilities Upgrade contract and for the Phase 1 Mass Earthworks and Site Preparation contract, involving major Civil Works across the airport.

Saudi Oger – Murray & Roberts Joint Venture bring together Saudi Oger Ltd., a major construction group with a portfolio of many successful large projects and Murray & Roberts Contractors, South Africa’s leading engineering, contracting and construction services company, with major project experience in The Gulf region.

At KAIA, the Joint Venture is responsible for the Ground Services Equipment ( GSE ) Tunnel project, a 4-lane road traffic tunnel under the central runway, to serve GSE vehicles.

Bongkyung Construction Co., Ltd. are an international firm of contractors, based in Korea. They have several large projects completed or under construction in the Kingdom and are responsible at KAIA for the Deportees Terminal and Security Building.


The Stakeholders
KAIA Development is much more than a construction project. To achieve success, to create and operate this new facility, meeting customer service quality efficiently and economically, cooperation and coordination are essential with a wide range of airport stakeholders, throughout design, construction, commissioning, training and operation phases.

The main stakeholders include but are not limited to:

  • GACA regulatory and operational Authorities, including KAIA Operations 
  • Government Control Authorities: Customs, Immigration and Security
  • Royal Saudi Air Force (RSAF)
  • Saudi Arabian Airlines (SV)
  • All other airlines operating at KAIA

The Marketing and Advertising Consultants
Focusadvertising | worldwide partners inc. (Focus) is a full service marketing and advertising agency representing the Middle East network team for worldwide partners inc. With offices in Jeddah, Riyadh, Beirut, Dubai and London, Focus provides strategic planning, creative development, media buying, direct marketing and production services to B2B and B2C clients in Saudi Arabia and globally.

The Agency is responsible for carrying out all marketing, advertising and public relations activities for Phase 1 of the Master Plan.
